W/J Ranch PUD

The plan for this 203-acre site consists of 5 clustered lots for high-end residential development. The lots, varying from 2.5 to 6 acres, are carefully sited for views and located within a system of streams and ponds. They are adjacent to 68 acres of protected common open space which may be used for equestrian and Nordic skiing activities. Additionally, a duplex structure containing two affordable housing units was provided as affordable housing mitigation. This project is designed to provide considerable community benefit, including the provision of substantial utility upgrades for existing adjacent housing as well as the proposed new development, along with the donation of wildlife habitat and natural resource lands to the county open space program. This particular site had a controversial history of inappropriate development proposals under previous owners. CRA worked with new owners to develop a proposal that would met the goals of the local land use process and received the support of adjacent neighborhood and community groups.
